What façade coatings do

A facade coating is both protection and finish. Façade coatings bridge fine cracks, shed wind-driven rain, resist UV fade and dirt pick-up, and give the building a clean, uniform, modern appearance. On plaster and textured finishes, an elastomeric coating flexes over hairline cracking that would otherwise let water in and worsen with every temperature cycle.

Systems matched to the substrate

Different facades need different systems: breathable mineral and acrylic coatings for plaster and render, elastomeric membranes for cracked or movement-prone surfaces, and durable protective coatings for precast and masonry. We assess the substrate, its condition and its exposure, then specify a system that bonds and performs rather than a one-size paint that fails early.

Preparation and access

As with any coating, preparation decides the lifespan — we wash down, treat any defects and cracks, and prime where needed before topcoating. We work from scaffold, EWP or rope access to suit the building, and stage the work to minimise disruption to occupants and trading below.

The products and systems we use

A façade coating has to waterproof and decorate at once, and move with the building. On concrete, block and tilt-slab we use Resene X-200 weathertight membrane as the NZ-proven three-coat system, step up to high crack-bridging Resene X-300E on cracked or deteriorating walls, and apply Dulux AcraTex Elastomeric 201 and high-build AcraShield Advance where anti-carbonation and texture are specified. We assess the substrate and exposure before choosing the build.
